But neither looks very hard at the building’s energy efficiency and environmental performance, both of which will save you money. If your building is designed correctly, not only will it be cheaper to operate, through lower costs for heating, electricity and water but you can get a higher rent for it or sell it for more money.

You can ensure you get the best design by using a computer model of your building as early as possible in the design phase and then running computer simulations on the model to understand how the building would behave in real life. This works for remodeling as well as new construction. This enables the design team to optimize not only the architectural form but also the environmental impact and energy efficiency.
